HOUSE RULES
NO SMOKING INSIDE HOME. You are permitted to smoke outdoors on the deck. Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a $50.00 fine and if additional cleaning is necessary to remove smoke odors from the house and/or linens, costs will be subtracted from your deposit.
PET POLICY No pets allowed. Guests who bring a pet or pets will forfeit their security deposit and may be evicted from the property.
HOUSEKEEPING There is no daily house cleaning. Washer dryer use free of charge.
BEACH TOWELS: HOUSE TOWELS ARE NOT PERMITTED TO BE REMOVED FROM THE PROPERTY.
PARKING RULES
There is parking for 2 vehicles parked front to back in front of the side door. (One behind the other) At no time can a vehicle be parked in front of Unit 17A as it will be towed immediately without warning at owner’s expense. At no time can anyone park on the front lawn in front of the front door. This cost excess of $250.00 to get your vehicle back from the impound yard. These spaces are reserved for 17A and there guests. There is a municipal parking lot at the bottom of the street (Milliken St)to the left approximately 3 blocks that is open till 2 am. Georges parking is also available bottom of street to right for a fee.
AGE REQUIREMENTS you must be 25 years of age to rent this home and provide proof of age, if requested.
UNDERAGE DRINKING is against the law and will be reported to local law enforcement with immediate eviction.
OCCUPANCY The home has a maximum occupancy of eight (8) guests. Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to eviction. NO SUBLEASING.
HOUSE PARTIES House parties are strictly prohibited and grounds for immediate eviction.
ILLEGAL SUBSTANCES Illegal substances are strictly prohibited and grounds for immediate eviction.
RESPECT THE NEIGHBORS There are many neighbors in the area. Guests are to respect the neighbors and conduct themselves and their guests in appropriate manner. THE PROPERTY OWNER LIVES IN UNIT 17A WHEN NOT RENTED.
QUIET TIME/ ROWDINESS 12:00 Midnight is Quiet time. Quiet time means any music off / Noise to be kept at a minimum to respect the neighbors. This does not mean lights out just quiet time as explained.
If the local law enforcement is called due to noise or rowdiness you will be evicted immediately with no refund.
Zero tolerance policy on rowdiness, immediate eviction.
CHECKOUT TIME is no later than 10 am ET the day you are scheduled to leave. We must be able to enter the home at 10 a.m. If you do not vacate the premises on time, a late Checkout $50.00 per hour is deducted from Security deposit.
TRASH All trash and recyclables are to be placed in the proper bags/ containers that are supplied and left in back of unit.
CHECKOUT PROCEDURES: Prior to checkout, all dishes should be washed and put away. Beds shall be stripped all linens left in laundry room. Same applies to all dirty towels. Please place one load in washer and start machine. Before leaving, Make sure all doors are locked and windows are shut.
We will not be liable or responsible for personal items left behind, lost or stolen.
If you leave an item after checking out and wish to have it returned, call us as soon as possible and we will arrange for shipment. We will inform you of the shipping cost and with your approval, deduct it from your deposit refund to cover the expense.
DAMAGES / MISSING ITEMS Any damage or missing items incurred to the unit other than normal wear and tear will be charged accordingly for replacement/repair value from the security deposit.
FALSIFIED RESERVATIONS Any reservations obtained under false pretense will be subject to forfeiture of all payments.
SECURITY DEPOSIT REFUND
Upon the end of your stay your security deposit is refunded within 72hrs. If the all of the following provisions of this rental agreement are met, your deposit will be mailed to you within three (3) days of your departure, or refunded to your credit card. Security deposit is refunded if No damage is done to the home or its contents no contents of the home are broken or missing other than normal wear. No linens or household items are missing. Missing linins $150.00 deduction from security deposit. Missing Towels $25.00 per towel washcloth deduction from security deposit. Replacement value for all damaged or missing items. Late checkout $50.00 per hour deduction from Security deposit.
