RENTAL AGREEMENT 1. PAYMENT We accept payment by personal check, postal money order or credit card over the phone. 2. CANCELLATIONS If you cancel more than 60 days before check-in, your booking deposit minus $25.00 administration fee will be returned. If you cancel less than 60 days before check-in, you will forfeit your Booking deposit If you cancel before 60 days and have already paid for your stay, we will refund your payment for lodging less $25.00 administration fee. The first day of the rental, there will be no refunds for any reason. No credit will be given for shortened stays due to late arrival or early departure for any reason. No cancellations due to weather. 3. SECURITY/DAMAGE DEPOSIT:            A $500.00 SECURITY DAMAGE DEPOSIT IS REQUIRED. A Booking deposit of 50 % of the Rent $_____________ is required to hold your reservation. We must receive a personal check or postal money order for the security deposit within 5 days of initial booking. Once it is received, your dates are officially reserved. No exceptions. The balance plus $500.00 security deposit $______________ is due 45 days Date due_____________ before arrival. Upon receiving your security deposit, copy of driver’s license and a signed and dated copy of the Rental Agreement, a rental confirmation will be mailed to you. Once we receive full payment for your reservation, we will mail you a welcome packet that includes to the code to access the lock box for your keys to the house. Upon leaving keys should be left on kitchen table and house locked. Upon the end of your stay your security deposit is refunded within 72hrs. If the all of the following provisions of this rental agreement are met, your deposit will be mailed to you within three (3) days of your departure, or refunded to your credit card. No damage is done to the home or its contents no contents of the home are broken or missing other than normal wear. Be sure to lock all doors when you leave the property for any part of your stay as you are responsible for all the contents during your stay. No linens or household items are missing. Missing linins $100.00 deduction from security deposit.        Missing Towels $25.00 per towel washcloth deduction from security deposit. Replacement value for all damaged or missing items. No early check-in or late checkout. Late checkout $50.00 per hour deduction from Security deposit. 4. NO SMOKING INSIDE HOME. You are permitted to smoke outdoors on the deck. Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a $50.00 fine and if additional cleaning is necessary to remove smoke odors from the house and/or linens, costs will be subtracted from your deposit. 5. PET POLICY No pets allowed. Guests who bring a pet or pets will forfeit their security deposit and may be evicted from the property. 6. HOUSEKEEPING There is no daily house cleaning. When you arrive, the home will be clean and set up with linens and as a courtesy we have included the following list of supplies to accommodate the appropriate amount of guests: * Bath towels, hand towels, wash clothes. Bed linens and Pillows        * Dishwasher soap, toilet paper. PAPER TOWELS AND NAPKINS NOT SUPPLIED. 7. BEACH TOWELS:   PLEASE BRING BEACH TOWELS; HOUSE TOWELS ARE NOT PERMITTED TO BE REMOVED FROM THE PROPERTY. 8. WAGON FOR BEACH There is a wagon for getting coolers chairs etc to the beach for your convenience. Loss of wagon is a $100.00 deduction from security deposit. 9. CHECK IN TIME is no earlier than 1 pm ET. There is only a 3 hour window to completely clean, disinfect and set up for the next guests. Please respect this work schedule and do not arrive early. 10. CHECKOUT TIME is no later than 10 am ET the day you are scheduled to leave. We must be able to enter the home at 10 a.m. If you do not vacate the premises on time, a late Checkout $50.00 per hour is deducted from Security deposit. 11.CHECKOUT PROCEDURES: Prior to checkout, all dishes should be washed and put away. Beds shall be stripped all linens left in laundry room. Same applies to all dirty towels. Before leaving, Make sure all doors are locked and windows are shut. We will not be liable or responsible for personal items left behind, lost or stolen. If you leave an item after checking out and wish to have it returned, call us as soon as possible and we will arrange for shipment. We will inform you of the shipping cost and with your approval, deduct it from your deposit refund to cover the expense. 12. PARKING RULES There is parking for 2 vehicles parked front to back in front of the side door. At no time can a vehicle be parked in front of Unit 17A as it will be towed immediately without warning at owner’s expense. This cost excess of $250.00 to get your vehicle back from the impound yard. There is a municipal parking lot at the bottom of the street (Milliken St)to the left approximately 3 blocks that is open till 2 am. Georges parking is also available bottom of street to right for a fee. ADDITIONAL TERMS AND HOUSE RULES 13. AGE REQUIREMENTS you must be 21 years of age to rent this home and provide proof of age, if requested. 14. UNDERAGE DRINKING is against the law and will be reported to local law enforcement with immediate eviction. 15. OCCUPANCY The home has a maximum occupancy of TEN (10) guests. Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to eviction. NO SUBLEASING. 16. HOUSE PARTIES House parties are strictly prohibited and grounds for immediate eviction. 17. ILLEGAL SUBSTANCES Illegal substances are strictly prohibited and grounds for immediate eviction. 18. RESPECT THE NEIGHBORS There are many neighbors in the area. Guests are to respect the neighbors and conduct themselves and their guests in appropriate manner. THE PROPERTY OWNER LIVES IN UNIT 17A WHEN NOT RENTED. 19. TRASH All trash and recyclables are to be placed in the proper bags/ containers that are supplied and left on the back porch. 20. QUIET TIME/ ROWDINESS 12:00 Midnight is Quiet time. Quiet time means any music off / Noise to be kept at a minimum to respect the neighbors. This does not mean lights out just quiet time as explained. If the local law enforcement is called due to noise or rowdiness you will be evicted immediately with no refund. Zero tolerance policy on rowdiness, immediate eviction. 21. DAMAGES / MISSING ITEMS Any damage or missing items incurred to the unit other than normal wear and tear will be charged accordingly for replacement/repair value from the security deposit. 22. FALSIFIED RESERVATIONS Any reservations obtained under false pretense will be subject to forfeiture of all payments. 23. RETURNED CHECKS If a personal check is returned to us for non-sufficient funds, you will be charged the amount of $50.00 24. EXCEPTIONS Any exceptions to the rules and regulations as written here, must be approved in writing in advance. 25. RATES Rates, terms and conditions are subject to change without notice. 26. UNFORSEEN CIRCUMSTANCES There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include (but are not limited to) destruction of or severe damage to the property. In the event of unforeseen circumstances, we will do our best to have property ready for you. If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation, howsoever arising.
